The HOA article in today’s newsletter is very appropriate to the Hunter’s Green HOA demands that no one park in the street (since there is “plenty” of room for storage in our homes that lack basements) until each bay is filled with a licensed vehicle. (this is so unrealistic to today’s living needs).

Can Your HOA Really Ban Street Parking?

Can your HOA really tell you whether you can park on the street in front of your own home? The answer depends on one critical detail: Who owns the street?

If the roads inside the community are privately owned by the HOA, the association usually has the authority to regulate parking, including requiring vehicles to stay in garages or driveways.

But if the streets are public roads owned by the city or county, the situation changes dramatically. In most cases, an HOA cannot override your legal right to park on a public street through its own governing documents.

Legal trends in recent years have increasingly favored homeowners, especially regarding ordinary personal vehicles parked legally in driveways or public areas.

Associations must also enforce parking rules consistently and fairly. Selective enforcement can weaken or even eliminate the HOA’s ability to enforce those rules at all.

Before accepting a violation notice, confirm whether your community streets are public or private.

Free Family-Friendly Memorial Day Celebration Coming to Wiregrass

Wesley Chapel is preparing for one of its largest community celebrations of the year as the “Great American Block Party” arrives at The Shops at Wiregrass on Saturday, May 23.

The free event will run from 3-9 p.m., combining a Memorial Day celebration with festivities honoring America’s 250-year legacy.

Families can enjoy yard games, putt-putt golf, chalk art, live DJ entertainment, antique and vintage cars, and interactive displays from the Pasco County Sheriff’s Office, including mounted police and K9 units.

The evening concludes with a live outdoor concert by Homegrown, a Zach Brown Band tribute group, performing under the stars from 7-9 p.m.

Organizers describe the event as both a patriotic celebration and a tribute to the service members who helped protect America’s freedoms.

The celebration is family-friendly, pet-friendly, and completely free, making it one of the area’s signature kickoff events for the summer season.

Elder Financial Abuse Called an “Epidemic” in Florida

A Tampa Bay-area man is accused of exploiting a woman with dementia after being granted power of attorney over her finances.

Investigators say more than $350,000 was spent on personal expenses instead of the woman’s care. Detectives allege the money funded vehicles, furniture, electronics, restaurants, pet expenses, wedding costs, and transfers into personal accounts.

Authorities say the woman’s medical and home care bills went unpaid, leading to lawsuits from caregivers seeking compensation.

The case was uncovered after the woman’s daughter reported suspected financial abuse more than a year after her mother’s death.

Florida investigators warn that elder financial exploitation is becoming an “epidemic,” with many seniors losing life savings to scams or trusted individuals abusing access to their finances.

Under Florida law, exploitation involving more than $50,000 is a first-degree felony punishable by up to 30 years in prison.

Former USF Pitcher Jack Nedrow Signs with Blue Jays Organization

Former University of South Florida pitcher Jack Nedrow has signed with the Toronto Blue Jays organization and will join the club’s Single-A affiliate, the Dunedin Blue Jays.

Nedrow spent one season with the Bulls, posting a 5-3 record with a 3.75 ERA, while recording 47 strikeouts in 72 innings pitched. He also helped South Florida secure a key conference tournament victory over Wichita State.

After college, Nedrow continued his baseball journey through independent leagues, pitching for both the Chicago Dogs and the York Revolution. His strong performances eventually earned him an opportunity with Toronto’s organization.

With the Chicago Dogs, Nedrow recorded a 3.59 ERA and 59 strikeouts in 67.2 innings before making three starts with York.

The Dunedin Blue Jays will travel to Tampa next week for a three-game series against the Tampa Tarpons beginning May 12.
