Quarterback to Commentator: Tom Brady to Kick Off Broadcasting Career

Former NFL superstar Tom Brady is set to make his broadcasting debut with Fox Sports on September 8, during the Week 1 face-off between the Dallas Cowboys and the Cleveland Browns. This new role comes shortly after his retirement from an illustrious football career spanning 23 seasons, during which he clinched seven Super Bowl titles. The match features the Cowboys, known for their substantial viewership, and the Browns, recognized as an up-and-coming team in the league.

Brady will join Kevin Burkhardt in the commentary booth, marking a significant transition from his days as quarterback for the New England Patriots and Tampa Bay Buccaneers. His debut was highlighted during Fox's recent upfront presentation in New York City, where Brady appeared alongside "Fox NFL Sunday" analyst and former athlete Michael Strahan.

Having been drafted in 2000 as the 199th pick from Michigan, Brady spent two decades with the Patriots before concluding his playing career with a three-season stint at Tampa Bay. This broadcasting role embarks him on a new chapter directly in the spotlight of NFL viewers and fans.

New Research Connects Potent Cannabis Use with Higher Psychosis Rates

Among Teens

A recent study by the University of Bath has found that adolescents aged 16 to 18 who use high-potency cannabis are more likely to experience psychosis between the ages of 19 and 24 compared to their peers who use lower-potency strains. The research, published in the journal Addiction, highlights a significant correlation between the use of potent cannabis variants like skunk and the onset of psychotic symptoms such as hallucinations and delusions.

This pioneering longitudinal study taps into data from the Children of the 90s study, an extensive multi-generational research initiative based in Bristol. The study has followed nearly 14,000 participants from birth, tracking various health outcomes.

According to the study's findings, young individuals using potent cannabis reported a twofold increase in psychotic experiences compared to those who consumed less potent forms.

Dr. Lindsey Hines, the lead researcher from the University of Bath’s Department of Psychology, emphasizes the critical insights gained about the mental health risks associated with consuming higher-potency cannabis.

The study also underscores the need for enhanced public health strategies and education to address the risks posed by increasingly potent cannabis available in the market.

Florida High School Athletes May Soon Profit from Endorsements as FHSAA Mulls New NIL Policy

The Florida High School Athletic Association (FHSAA) is poised to allow high school athletes to earn from endorsements, mirroring similar permissions in collegiate sports. A board of 13 members, appointed largely by Governor Ron DeSantis, discussed the potential bylaw changes, focusing on permitting athletes to profit from their name, image, and likeness (NIL). This decision will be voted on June 4.

The proposed changes stipulate that athletes manage their NIL deals independently, without school or FHSAA involvement. Activities allowed under this policy include endorsements, promotions, and social media activities. Importantly, the FHSAA seeks to implement financial education for athletes to navigate potential legal and financial challenges.

The board is reconsidering current restrictions, potentially allowing agents to advise on NIL matters only. The proposed guidelines also restrict the use of school logos in endorsements without authorization and forbid promotions of products like alcohol and tobacco. Additionally, NIL deals must not be used as recruitment tools, ensuring they remain separate from athletic motives.

U.S. Home Prices Skyrocket Amid Persistent Underbuilding and

Mortgage Hikes

Hmmm

Since 2020, U.S. home prices have surged an astonishing 47%, according to an analysis by ResiClub using the Case-Shiller National Home Price Index. This growth is on track to eclipse the 47.3% increase observed during the entire 2000s, a decade marked by a significant housing market crash. Current increases are fueled by a combination of factors including years of underbuilding leading to a housing shortage, rising mortgage rates, and costly construction materials.

The COVID-19 pandemic has further exacerbated these issues, with available home supply currently 34.3% lower than pre-pandemic levels, as per Realtor.com data. Sellers are hesitant to list their homes due to the "golden handcuff" effect, where lower mortgage rates obtained during the pandemic discourage them from selling, tightening the market further.

Despite a recent dip to 7.09% from a high of 7.79% in 2023, mortgage rates remain significantly higher than the lows of 3% during the pandemic, according to Freddie Mac. This high cost of borrowing continues to restrict market entry for many, especially first-time buyers, despite strong economic fundamentals and job market stability.

Market experts anticipate that mortgage rates will remain high in 2024, with little hope of returning to pandemic-era lows soon.
