Florida's New Flood Disclosure Law Aims to Protect Homebuyers

A new Florida law requires homeowners to disclose flood risks when selling their property. Sponsored by Rep. Christine Hunschofsky, the law, effective October 1, mandates sellers inform buyers if they’ve filed flood insurance claims or received federal flood aid. It applies to homeowners but excludes landlords.

Hunschofsky emphasized that many don’t realize flood insurance is separate from homeowners insurance. She called the law a "consumer education" initiative to inform buyers of flood risks, especially in a storm-prone state like Florida.

Hurricane Milton on Track for Tampa Bay: Historic Direct Hit Possible

Hurricane Milton is expected to make landfall near Tampa Bay on Wednesday as a Category 3 storm with winds of 120 MPH. This comes just weeks after the region was battered by Hurricane Helene.

Direct hits to Tampa are rare. The last major hurricane to directly hit the area was in 1921, also a Category 3, with storm surges up to 11 feet causing significant destruction. Historically, only a few storms have followed a similar path as Milton, including an unnamed hurricane in 1852 and Tropical Storm Henri.

While the latest forecast has shifted Milton’s landfall slightly south, near Bradenton, Tampa Bay will still feel strong impacts.

TECO Warns of Extended Outages Ahead of Hurricane Milton

As Hurricane Milton approaches, Tampa Electric (TECO) is warning customers to prepare for extended power outages. The company anticipates significant damage to overhead and underground power lines, with widespread outages expected.

TECO crews are ready to work around the clock to restore power, and they’ve secured thousands of additional utility workers to assist their 600-line crew members. Customers are urged to take safety precautions, including avoiding downed power lines, staying out of floodwaters, and unplugging non-essential appliances to avoid power surges.

TECO also advises electric vehicle owners to fully charge their vehicles before the storm and park them in secure locations away from potential flood areas. Generator safety is critical: users should never operate them indoors and should avoid connecting them to home circuits.
