New Bill Targets Corporate Landlords in Florida’s Housing Market

A new bill in the Florida House, HB401, also known as the Strengthening Homeownership Act, aims to curb corporate ownership of single-family homes. Introduced by Rep. Berny Jacques (R-Seminole), the bill seeks to address concerns that Wall Street-backed landlords are driving up housing costs by buying large numbers of homes meant for residents.

A Tampa Bay Times investigation found that corporations own over 117,000 homes statewide, including 27,000 in the Tampa Bay area. Critics argue that these landlords contribute to rising rent, eviction spikes, and neighborhood gentrification, especially in Black communities.

The bill would classify corporate-owned homes as "single-family hybrid" housing, allowing local governments to restrict them through zoning rules. However, small landlords with three or fewer properties would be exempt.

While some experts praise the bill’s creativity, others believe stricter limits on corporate purchases would be more effective. Corporate landlords, meanwhile, argue the bill could limit rental options for Floridians.

Doechii’s Grammy Win Puts Tampa in the Spotlight
